The initial bulk earthworks have been completed on site.
Current works include erecting pre-cast panels, formwork, reinforcement and concrete pours, to construct the superstructure of the building.
Backfilling of the retaining walls and removal of the stockpile are due to be completed mid-month.
Works on the building superstructure will continue over the coming months and are expected to be complete by approximately mid-May, after which time work on the façade and internal fit out will commence.
Life Care has appointed South Australian family-owned and operated builder Mossop Construction + Interiors to build Gaynes Park Suites.
Approximately 80 jobs will be created during construction.
Construction will begin on Monday 14 October and is expected to be completed in late 2020.
Hours of operation will be from Monday to Friday 7am to 7pm and Saturday from 7am to 4pm, with work to be completed outside these hours only when required and with the relevant approvals.
Mossop Construction + Interiors will install site huts along the south western boundary of the site for their workers and may apply traffic management measures on Payneham Road to facilitate entry and exit of large vehicles and the delivery materials.
The builder will be required to manage dust and noise from the site in accordance with the Environment Protection Authority (EPA) regulations.
Projects such as this do generate an additional number of vehicles as the workforce on-site increases. Various options are being considered to minimise parking in First Avenue and avoid congestion.
Life Care staff and service providers will continue to park in the under-croft parking beneath Gaynes Park Manor which will significantly reduce the number of vehicles needing to park off-site.
Life Care was granted planning approval by the State Commission Assessment Panel (SCAP) for a three-storey assisted living facility in Joslin.
Gaynes Park Suites will be built alongside Life Care’s recently completed aged care facility, Gaynes Park Manor, on the corner of Lambert Road and Payneham Road.
On this site we are creating a community that combines accommodation and care with leading-edge health and wellbeing programs that help people to ‘age well’. We believe that as we age everyone deserves access to the highest standards of care.
We are building a new type of accommodation for South Australia, based on the success of the ‘assisted living’ concept in the UK, US and Canada.
Gaynes Park Suites will include 41 single and two-bedroom assisted living suites for those who need support but don’t require 24-hour care. The new facility allows those in their 70s and 80s to downsize their living environment while receiving scalable levels of support as needed, from housekeeping and meals to personal care, nursing and medication.
Gaynes Park Suites will include a concierge, communal dining and lounge areas, library, multipurpose rooms, consulting rooms for visiting specialists and service providers, and landscaped outdoor gardens.
Gaynes Park Suites has been designed to maximise privacy for neighbours and residents. In consultation with adjoining property owners, the following measures will be taken:
Privacy glass to prevent any overlooking from upper levels
Planting established trees on rear boundary to provide immediate screening
Installation of landscaped privacy screens
Establishment of a ‘green’ wall to soften the section of building close to neighbours
Once operational Gaynes Park Suites will employ approximately 12 full time equivalent employees in a range of operational and care roles.
Life Care is committed to our community
Gaynes Park Suites
During construction we will be keeping the local community informed of progress and providing
advance notice of works to minimise potential disruption.
The team will be issuing regular updates to those in the community who would like to remain informed.
