Planning approval was recently granted by the State Commission Assessment Panel (SCAP) for a three-storey assisted living facility that will complement the award winning Gaynes Park Manor, the recently completed aged care residence on the corner of Lambert Road and Payneham Road.
We will shortly commence the construction of Gaynes Park Suites, assisted living accommodation at 247 Payneham Road, Joslin.
We are building a brand-new type of accommodation for South Australia, based on the success of the ‘assisted living’ concept in the UK, US and Canada. Gaynes Park Suites will include 41 single and two-bedroom assisted living suites for those who need support but don’t require 24-hour care.
The new facility allows those in their 70s and 80s to downsize their living environment and receive support as needed from housekeeping and meals to personal care, nursing and medication.
Gaynes Park Suites will be built by South Australian family owned and operated builder Mossop Construction + Interiors and will create around 80 jobs during construction.
A concierge, communal dining and lounge areas, library, multipurpose rooms, consulting rooms for visiting specialists and service providers and landscaped outdoor gardens are all part of the new facility. Once operational Gaynes Park Suites will employ approximately 12 full time equivalent employees.
Gaynes Park Suites has been designed to maximise privacy for residents and for neighbours. In consultation with adjoining property owners the following measures will be taken:
Privacy glass to prevent any overlooking from upper levels;
Planting established trees on rear boundary to provide immediate screening;
Installation of landscaped privacy screens
Establishment of a ‘green’ wall to soften the section of building close to neighbours
Construction will begin on Monday 14 October with expected completion by late 2020. Hours of operation will be from Monday to Friday 7:00am to 7:00pm and Saturday from 7:00am to 4:00pm with only minimal work to extend beyond this to 7:00pm and only if required.
Mossop Construction + Interiors will install site huts along the south western boundary for their workers and will on occasions apply traffic management measures on Payneham Road to facilitate the delivery of large plant and materials.
Mossop Construction + Interiors will be required to manage dust and noise from the site in accordance with the Environment Protection Authority regulations.
Projects such as this do generate an additional number of vehicles as the workforce attending the site increases. Various options are being considered to minimise parking in First Avenue and avoid congestion previously experienced, including renting space from commercial providers on Payneham Road.
Life Care staff and service providers will continue to park in the under-croft parking beneath Gaynes Park Manor which will also significantly reduce the number of vehicles needing to park off-site.
